When W.W. Dean and Associates stopped operations due to the lack of funding which besieged many large projects in California, I had several requests to provide management consulting, and I have continued to assist W.W. Dean in an unpaid position in attempting a restart. I formed JSCPM to provide design, coordination, and management for phases of development and new construction, commercial remodeling, and commercial tenant improvements in California. JSCPM is providing consultation and evaluations on real estate acquisitions for commercial and site developments.We also prepared evaluatins and feasibility studies on foreign transportation and building projects. Locally, I am providing construction management for various development clients on commercial and planned developments and assisting owners in acquisition of project, and project funding. I also provide coordination of inspection and project administration. SENIOR PROJECT MANAGER and VICE PRESIDENT OF LAND DEVELOPMENT Construction Manager from 1989 to 1991 for a 700 acre planned commercial development including enclaves of residential dwellings. Managed $65 million dollars of hillside improvements including all site work for 240 residential units, construction of fire station, school play field, all underground storm and sanitary drainage, dry utilities, expressway and private street improvements, landscaping, major retaining walls, and other permanent site structures. Joined this land and commercial business park developer in 1982 in charge of design and construction. Responsible for the construction of commercial buildings including tenant improvements, and infrastructure for a 180 acre business park dedicated to high technology research and development. concurrently, Project Manager for two other businesses parks, a 28 acre industrial park and a 300 acre research and technology park in Hawaii. Managed all tenant improvements, and improvements required in buildings constructed or purchased by Arroyo Development. PROJECT MANAGER AND BUSINESS DEVELOPMENT
Joined this General Engineering and Building Contractor in 1980. This company engaged in industrial, commercial, retail, educational, and municipal buildings. Primary assignment was to manage business development. However, was assigned to manage unusually delicate or difficult projects including the supervision of on-site superintendents for the site and structural portion of a large steep hillside residential development in San Francisco, and the rehabilitation of historic structures at University of Santa Clara. PROJECT MANAGER AND ESTIMATOR Joined this General Building contractor in 1978. This company specialized in concrete commercial building shells and complete wood framing. Responsible for quantity take-off and pricing, and project management during construction. Participated in business development. PROJECT MANAGER
In 1973 was recruited by this large General Engineering and Building Contractor (predecessor to Nicholson-Wilson) engaged in same projects as Nicholson-Wilson. Responsible for negotiated and competitive projects. Prepared quantity estimates and negotiated final subcontracts for all trades. Established detailed item codes for costs accounting used for weekly progress and cost reviews. Reviewed all change orders and invoices, was responsible for supervision of project superintendents, and for profit and loss. Reported directly to the president-owner. Hired in 1967 by this General Engineering Construction Company, which constructed site and off-site improvements for developments, road and highway construction, and a variety of community improvements. Supervised field crews and prepared competitive and negotiated quotations including all quantity take-off and pricing. Reported directly to the two owners. ASSISTANT GENERAL SUPERINTENDENT
A large Engineering Construction company, which was active in extensive site projects, highway construction, and other public work projects. From 1966 to 1967, was responsible for the field operations of 9 foremen on general contracts throughout the San Francisco Bay Area. Worked closely with estimating and cost controls departments and was responsible for profit and loss. Reported to both a vice president and the owner. This company was the result of a merger between Sondgroth Brothers and a group of consortium owners. ESTIMATOR AND AREA SUPERVISOR
This company was predecessor to the Freeman-Sondgroth Company. This general engineering contractor constructed roads, streets, high ways, subdivision site and infrastructure, municipal improvements, golf courses, and was a major supplier from two quarries and two asphalt plants. Joined this company from college in 1959 as estimator and was promoted to Area Supervisor in charge of Construction of streets, highways, subdivisions, and grading for golf courses and other recreational sites and facilities. Managed and supervised 7 foremen in field operations. Reported directly to one of the 5 owners. U.S. Coast Guard Experience: Experienced Officer in Civilian component .
